Our Screening Process
Protecting your property starts with placing the right residents.
At STG Rental Management, we take a proactive and thorough approach to resident screening. Our goal is to match your property with reliable, respectful tenants—so you can enjoy peace of mind and steady returns.
Step 1: Application Review
All applicants must be 18 or older and complete a detailed application. We collect:
- Government-issued ID
- Proof of income (must be at least 3x the monthly rent)
- Employment or verification documents
Step 2: Background & Credit Checks
We run full background screenings that include:
- Employment verification
- Credit history
- Criminal background
- Rental history and behavior
This helps us ensure applicants are reliable, responsible, and a good fit for your property.
Step 3: Reference Checks
We contact previous landlords to get insights into the applicant’s rental habits—like timeliness of payments, care for the home, and communication.
Step 4: Fair & Legal Screening
Our process follows all Federal Fair Housing laws. We focus only on legal, relevant criteria like financial history, creditworthiness, and rental track records.
Step 5: Ongoing Inspections
After placement, our job isn’t done. We perform regular property inspections to ensure your property stays in great condition throughout the lease term
Screening Fee
To cover the cost of our detailed screening process, we charge a $45 non-refundable fee per adult applicant.
